Landlords and sole traders HMRC expects to join from 6 April 2027, on 2024/25 returns (HMRC, 5 October 2026).

5 filings a year

Four quarterly updates, due 7 August, 7 November, 7 February and 7 May, plus the year-end declaration by 31 January.

£75 to £125

Per quarterly update from UK practices in 2026, plus £150 to £300 for the year-end (mtd.digital). £399 here covers all five.

Does it apply to you, and from when?

The test is your share of gross rent plus any self-employed income, before expenses, in the 2025/26 tax year. Salary, pension and dividends do not count. Only your share of a jointly owned property counts. Property in a limited company is outside these rules altogether.

Three answers and you have your start date. If the answer is "not required yet", there is nothing to buy here; HMRC's annual return carries on as before.

Does MTD apply to you, and from when?

The gross figures on your tax return, added up, before any joint split. A rough number is fine.
Is any of the property owned jointly?
How is the property held?

Put in the income figure and the answer appears here.

Thresholds from gov.uk, "Find out if and when you need to use Making Tax Digital for Income Tax", last updated 26 March 2026, checked 1 November 2026. An estimate from the figures you typed; the engagement checks the real ones.

What £399 a year includes

  • Four quarterly updates to HMRC, each one checked and filed for you
  • The year-end declaration, with the final figures
  • Your rent and expenses categorised from a spreadsheet, bank statements or your letting agent's statements
  • A one-page summary after every filing: what went in, what tax it points to
  • Reminders two weeks before each quarter, so nothing is filed late
  • Email and WhatsApp access to the accountant who files it

Not included in £399, and said so: the quarterly updates of a self-employed trade (that is the £699 fee), VAT returns, and anything to do with a limited company. If you need those you will be told before you pay, not after.

Who this is built for

  • Property in your own name, one to three properties.
  • Rent and any self-employed income over £30,000 a year before expenses.
  • Records in a spreadsheet, a bank account, or a letting agent's statements.
  • You want it filed properly and do not want to learn the software.

Joint owners, four-plus properties, or rent plus a self-employed trade: £699 a year.

How a quarter works

Two weeks before the deadline, a reminder

Send the quarter's rent and expenses however you keep them. Most people forward a bank statement or the agent's statement.

Categorised, checked, filed

Income and allowable expenses are categorised, queries come back to you in one message, and the update goes to HMRC through recognised software.

You get the one-page summary

What was filed, when, and the tax it points to so far this year. No surprises at the year-end.

How contact works, and our terms in five lines

How contact works

  • Ring our number and a named person texts you back.
  • Everything is then in writing, in one thread you keep.
  • If HMRC ever needs you to phone them (security checks sometimes do), we send the number, the reference and what to say.
  • No app to install. A spreadsheet, a bank statement or your agent's statement is enough.
  • Photos and files leave the chat into your file within 48 hours.

Our terms in five lines

  1. The price you sign at is the price for the year.
  2. Next year's price is stated before you decide, and nothing renews by itself.
  3. A named chartered accountant signs your return, and you are told who before it is filed.
  4. Your records go to you or your next accountant within five working days of asking, free.
  5. No marketing messages unless you tick yes, and every one has a one-tap stop.

Common questions

Does this apply to me?

If your rent plus any self-employed income, before expenses, was over £30,000 in the 2025/26 tax year, HMRC requires quarterly digital updates from 6 April 2027. Over £50,000 in 2024/25 and you are already in from April 2026. Over £20,000 in 2026/27 and you join in 6 April 2028. HMRC checks your last tax return and writes to you. The checker above gives you the answer from your own figures.

I own property jointly with my partner. What counts?

Only your share of the rent counts towards your threshold, and HMRC lets joint owners report just the income each quarter and the expenses at the year end. A £50,000 jointly let property is £25,000 each, which is under the 2027 line. If you are outside it, you will be told so rather than sold a service you do not need.

What are the penalties?

For the April 2027 group, the Budget of 28 October 2026 removed penalty points for late quarterly updates in 2027/28. The year-end return keeps its late-filing penalties, late payment costs 4% of the tax at day 15 and another 4% at day 30 in 2027/28, then 10% a year, and HMRC has already started signing up people who did not register themselves. The soft landing covers the first year only; from April 2028 a missed quarter earns a point and four points cost £200.

What if I have more than three properties, or a company?

Four or more properties, or joint owners who both need filing, is £699 a year. So is rent plus a self-employed trade or CIS work, because HMRC wants a separate set of quarterly updates for each business you have. Property held in a limited company is not in Making Tax Digital for income tax at all; that is corporation tax, and we will say so rather than sell you something you do not need.

Does it renew by itself?

No. The price you sign at is the price for the year. Before the year ends you are told next year's price, and nothing continues unless you say yes. If you stop, you are told what is still due to HMRC and by when, and your records go to you or your next accountant within five working days of asking.

What goes wrong for landlords doing Making Tax Digital themselves?

Four things come up most. A landlord who also has a trade needs two sets of quarterly updates, one for each business. Each update is a running total for the tax year so far, not that quarter on its own. Mortgage interest on a residential let is a 20% tax credit, not an expense. And an income source set up wrongly in HMRC's records can produce a letter saying an update is missing when it was sent.

Do I need software?

HMRC requires the updates to go through recognised software. We use it on your behalf. You do not need to buy or learn anything; a spreadsheet or your bank statements are enough.

Should I put my properties into a company?

Sometimes, often not, and the answer depends on your mortgages, your other income and the new property income tax rates from April 2027. We sell a written feasibility report at £995 that shows the ten-year comparison with your numbers, and a £95 diagnostic that is credited against it. We do not recommend incorporation on this page because we have not seen your numbers.

Places are taken in the order enquiries arrive, because each quarter has a hard deadline. Nothing is paid until you approve your first quarterly update. If it turns out you are not in the 2027 group, you are told so and there is nothing to pay.

We work over WhatsApp, so this is the number we message.
For the written fee and the engagement letter. WhatsApp works if you would rather.
How many properties, whether any are jointly owned, and roughly the annual rent.

Nothing is owed until you have agreed a fee in writing. Your details are used for this enquiry and nothing else.
